Innovative Urban Development Project Designed for Active and Social Shopping Experiences CARBONLEO PROUDLY UNVEILS ROYALMOUNT PROJECT
TOWN OF MOUNT ROYAL, MAY 20, 2015 – Commercial real estate developer and manager Carbonleo proudly announces plans to build an innovative, multifunctional urban centre, named ROYALMOUNT, in an underutilized industrial area of Town of Mount Royal. The development project, which represents an investment of $1.7 billion, will be situated at the southwest corner of highways 15 and 40.
“ROYALMOUNT will set a new global standard in how development projects can reconnect people to each other, and create memories in a uniquely designed space; this local development project adds a visionary and unique architectural style to the area,” said Claude Marcotte, Associate and Senior Vice President of Carbonleo, during the public unveiling of the project.
ROYALMOUNT will offer Montrealers convenient access to top arts and entertainment experiences, as well as to a range of quality goods and services, in the new commercial heart of the Island of Montreal. Once inside ROYALMOUNT’s integrated, multifunctional environment, people will appreciate its complete commercial offering. All within easy walking distance, they will enjoy: major retail banners that are not found anywhere else in Quebec; popular entertainment attractions such as a rooftop green space complete with an agora-style public meeting place; an indoor cinema complex and outdoor cinema on the green roof; a performing arts space; a water park; many restaurants and terraces; an outdoor skating rink; two hotels; and numerous office towers.
This innovative urban development project conceived by Carbonleo redefines shopping experiences; it will encourage Montrealers to stay on the Island, rather than traveling to the North and South Shores, or even farther to outside the province.
This vast complex will offer an area of four million square feet, on a 2.5 million sqft site.
A New Commercial Heart for Town of Mount Royal
The ROYALMOUNT development will be bounded in the north by the Metropolitan (A40) and Côte-de-Liesse (A520) Expressways, in the east by the Décarie (A15) Expressway, and in the south by Royalmount Avenue. This area of underutilized land in Town of Mount Royal’s industrial zone is ripe for redevelopment. The project will be strategically located near populated areas including Town of Mount Royal, Westmount, Montreal West, Hampstead, Outremont, Ahuntsic, Côte Saint- Luc, the boroughs of Saint-Laurent and Côte-des-Neiges / Notre-Dame-de-Grâce, and particularly the Montreal Hippodrome and Triangle residential projects.
Visitors to ROYALMOUNT will be able to access the site through the main entrance on Royalmount Avenue. Here they will first discover a large outdoor square surrounded by restaurants, animated fountains, and upscale retailers. Visitors may continue their journey indoors through the three floors of the complex, on their way to the green roof: an area where parents can spend time with their children enjoying the water slides, attending various events in the agora public space, dining in one of the many restaurants, watching movies, or even catching a Broadway-style show in a performing arts area that will seat up to 3,000 people.
“The ROYALMOUNT project will be a shining example of sustainable development that the entire Island of Montreal can be proud of,” added Mr. Marcotte. The green roof will be one of the project’s most popular attractions, and will encourage the recovery of rainwater. Under this green roof, which reduces heat islands in the region, the project offers visitors 8,000 indoor / covered free parking spaces. Increased cooperation between Town of Mount Royal City Council, the Greater Montréal Metropolitan Region, the Québec Ministry of Transport and the Société de transport de Montréal will facilitate convenient access for visitors to public services, including commuter links between the metro and pedestrian routes.
Priority for Pedestrians and Public Transport – A Bridge Over the A15
Visitors to ROYALMOUNT will able to reach the complex by car, on foot, by bicycle or via public transit. The project is located minutes from the De la Savane metro station. Fifteen bus routes currently circulate near the site.
To facilitate pedestrian movement from the De la Savane metro station to the site, Carbonleo will build a pedestrian bridge over the Décarie Expressway for convenient and safe access. It is estimated that one third of visitors to ROYALMOUNT will access the site by public transit, further boosting the project’s sustainable development credentials.
Traffic studies by WSP Global show that the ROYALMOUNT development will only add 5% increased vehicle traffic to highways 15 and 40.
Carbonleo Invests near Saint Catherine Street
Carbonleo is also leading the development of a $300 million mixed use project including retail, condos, and a 5-star luxury hotel, currently under construction along Rue de la Montagne, between Saint Catherine Street and de Maisonneuve Boulevard. It is part of the already- announced Ogilvy expansion that, according to Mr. Marcotte is “One of the first such investments in the downtown core in many years. We hope to be sparking many more such projects in the area.”
Economic Benefits and Start Date
The economic benefits of ROYALMOUNT will be significant: the creation of 15,000 employment opportunities; annual property tax revenues of $40 million for Town of Mount Royal and the Montreal metropolitan region.
The start of construction on the ROYALMOUNT project is conditional upon receiving municipal approvals. If all goes as planned, construction will begin at the end of 2017 for a planned opening in 2021.
